Written fee estimate first
You receive a written estimate before any work begins. Fees are published online — you can check them before you ever call.
Invoiced after the work is done
No deposit, no money held in trust. You're billed after the work is delivered. The firm carries the risk, not you.
One lawyer, every file
Karim reads every document, drafts every clause, and answers the phone himself. No handoffs to associates or intake coordinators.
Specific engagements, not evergreen
Every engagement is scoped to the matter at hand. Standing arrangements are rare and reserved for a limited number of clients.
Calls returned the same business day where possible
Phone calls and emails received during business hours are returned the same business day wherever possible. If Karim is at a closing or in a signing, you will hear back as soon as he is free — not next week.

Notarization and commissioning of documents, with published fees.
Remote & Mobile Closings
You do not need to come to Aurora to work with this firm. Most files can be completed from wherever you are, anywhere in Ontario.
Virtual signings
Signing appointments by video, with identity verified in accordance with Law Society of Ontario requirements. Wills and powers of attorney can be witnessed virtually in counterpart — Ontario requires that one of the two witnesses be a licensed lawyer or paralegal, which a notary-only service cannot provide.
Mobile attendance
Where a matter calls for it, Karim will travel to your home, office, or place of business across York Region and the GTA.
Anywhere in Ontario
Karim is licensed by the Law Society of Ontario and can act on matters throughout the province, whether or not you are near Aurora.
Remote commissioning
Affidavits and statutory declarations can be commissioned by video under O. Reg. 431/20, with electronic signature and seal. Notarial acts — certified true copies, and documents bound for an apostille — require in-person attendance under Ontario law, and are handled at the Aurora office.
Karim Eshqoor
Karim Eshqoor is the founder and principal lawyer of Barbarian Law® and a member of the Law Society of Ontario, called to the Bar in June 2021. He handles every file personally, from first call to final signature.
He came to business before he came to law. From his teenage years he worked weekends at his father's leather factory in Richmond Hill, and on the floor at trade shows including the CNE and the Royal Agricultural Winter Fair — meeting customers, quoting prices, and closing sales face to face.
That led to a BBA (Hons) from the Schulich School of Business, specializing in economics, international business, and marketing, with a minor in political science. An LLB (Hons) from the University of Sussex and an LLM in International Business Law from Osgoode Hall Law School followed. His LLM thesis, Tax Optimization in European Football: Attracting Top Talent, examined how clubs structure compensation across jurisdictions — the groundwork for the firm's sports and hospitality practice. The order matters: a transaction is assessed commercially before it is assessed legally.
Since founding the firm in 2021, Karim has closed over 350 real estate transactions and acted for more than 1,000 clients, with aggregate deal volume exceeding $150,000,000. A substantial part of that work is start-up: incorporating businesses and getting founders to their first signed contract, across the industries listed below.
Canadian Leather Creations — Richmond Hill
General manager of a family manufacturing business operating for over twenty years. Responsible for operations, supplier relationships, and inventory, and ran trade show operations at the CNE and the Royal Agricultural Winter Fair. Fourteen years inside a working business before the first day of practice.
Apple Inc.
Front-line technical and sales support in a high-volume retail environment. Diagnosing problems under time pressure and explaining them plainly to people who do not share your vocabulary — the same demand a client makes of a lawyer.
Richmond Hill Soccer Club
More than fifteen years officiating at the provincial level. A referee acts as adjudicator, mediator, and unbiased judge: applying a fixed rulebook to live facts, holding both sides to one standard, and ruling without deference to either. That judgment applies off the field as directly as on it. He attended the 2014 FIFA World Cup in Brazil.
University of Sussex
Captained the varsity team during his final year of the LLB.
- Renewable energy corporation, Richmond Hill. Structured the buy-back of equity from a major existing shareholder to consolidate ownership, then negotiated the divestiture of the entire enterprise to a strategic acquirer — definitive purchase agreements and due diligence across the energy sector.
- Multi-unit cannabis retail portfolio, seven locations in Eastern Ontario. Acted for ownership in negotiations against a publicly traded cannabis company and averted a forced franchise conversion. The resulting licensing agreement preserved territorial rights, kept the client out of an advertising fund and renewal fees, avoided a personal guarantor, and retained the client's own website, point-of-sale system, and private-label rights. Separately acted on an AGCO application for a tri-partite production agreement between a craft producer, the client, and a branded cannabis company, routing product through the Ontario Cannabis Store to retail shelves province-wide.
- Community pharmacy, rural Ontario. Lead counsel to the vendor on a divestiture, negotiating deal terms opposite the managing partner of a large midtown Toronto firm and delivering funds on schedule. Separately acted on the acquisition of a 50% interest in a pharmacy held within a multi-site portfolio.
- Pottery studio franchise, Aurora. Negotiated the letter of intent and asset purchase agreement on a franchise rights transfer, including third-party consent and franchisor transition support.
- Acted for purchasers and vendors on restaurant acquisitions and sales, including Indian, Turkish, and Persian concepts as well as national franchise locations.
- Structured asset sales for shisha lounges, including transfer of the liquor licence.
- Acted for the purchaser of a laser hair removal business, confirming compliance with municipal by-laws before closing.
- Aggregate deal volume exceeding $150,000,000 across residential and commercial transactions, including high-volume refinances, title transfers, and trust agreements for high-net-worth individuals and corporate clients.
- A $2.7M multi-unit commercial acquisition structured around a $1.8M vendor take-back corporate mortgage.
- A corporate borrower on a $1,500,000 fixed-rate commercial promissory note — security instruments drafted, aligned to the existing corporate structure, with minute books updated.
- Commercial and retail leasing in Toronto and Aurora — permitted use, rate per square foot, renewal terms, annual escalations, early termination rights, and negotiated changes to permitted use.
- Unanimous shareholder agreements and 50/50 structures — deadlock provisions, shotgun clauses, drag-along and tag-along rights, buy-sell mechanics.
- Incorporations and corporate reorganizations: share classes, minute books, dividend and redemption resolutions, director and officer structuring.
- Start-up and launch work for founders — incorporation, founder share splits, shareholder agreements, and the first commercial contracts a new business signs.

Why “Barbarian”?
To the ancient Greeks, a barbarian was an outsider — someone from beyond the walls, whose speech sounded like noise. The pejorative sense came later, applied by those already inside to everyone who was not.

What kinds of matters do you take on?
Transactional work: real estate closings, purchases, sales and refinances; incorporations, share structures and shareholder agreements; commercial contracts and business purchases and sales; wills and powers of attorney; and notary services. If a matter falls outside that scope, Karim will say so at the first call and point you toward counsel who handles it.
Do I have to come to the Aurora office?
No. Signings can be completed by video with identity verified in accordance with Law Society of Ontario requirements, and Karim will travel to your home or place of business where a matter calls for it. He is licensed to act on matters anywhere in Ontario.
How quickly will I hear back?
Calls and emails received during business hours are returned the same business day wherever possible, and otherwise as soon as Karim is out of a closing or signing.
Do I have to put money in trust before you start?
No. You receive a written fee estimate before any work begins, and you are invoiced after the work is delivered. The firm carries the risk.
Will I be working with Karim, or with staff?

The Aurora office is open Monday to Friday, 10:00 a.m. to 3:00 p.m. Weekend appointments are available on request, and signings can be scheduled outside those hours where a closing date requires it.
